The first two SPO facilities designed by Randall-Paulson Architects were built simultaneously in Charlotte, North Carolina and Jackson, Mississippi. As successful projects, the design was adopted as a prototype and has been used to build SPO centers throughout the US.

SPO facilities are rear load distribution centers that include a 14,000 sf - 20,000 sf, two-story office element. The office element initially was within the building shell. It was moved out of the warehouse footprint in the final prototype. Building construction consists of loadbearing, site-cast concrete tilt-up walls. The interior structure is steel framing with columns, truss girders, and bar joists. Buildings are fully air conditioned and house approximately 200 employees each. Rail service is provided to the building with a depressed siding for level entry into rail car.
