ProLogis Park Gateway Phase II is a nine building business park featuring speculative office/distribution facilities averaging 80,000 sf. These concrete tilt-up buildings feature dramatic two-story reflective glass entry elements accented with pre-finished architectural metal canopies and are crowned by large, arched concrete spandrel panels.
Designers were challenged to meet strict design covenants such as screening truck courts and rooftop units. Creative landscaping and use of parapet walls allowed the building to meet these requirements.
Another challenge arose with the architectural metal canopies at the entry features. In order to avoid unsightly downspouts at the buildings most public areas, an innovative drainage system was devised to remove the water via roof drains that was then transmitted to underground drywells through pipes that were cast into the concrete column panels.
Because the development is located in the flight pattern for Dulles Airport, a TPO white roof membrane was used for extra durability, as a typical EPDM would have been adversely affected by the residue of jet fuels. An additional benefit of that roof type is that the white membrane reduces the heat load on the building in the summer, keeping the interior space cooler.
The client also wanted to have day lighting on the interior of the building. This was achieved by using a combination of roof mounted skylights and clerestory windows along the dock walls.
