Randall-Paulson Architects began working with General Motors in the summer of 1997 to refine their new Service Parts Operation (SPO) concept and develop the prototype for the new facilities planned across the country. These facilities stock all non-disposable parts of General Motors cars and trucks and operate under the concept of “next day delivery before business hours” to all US GM dealers. After an intense planning and design period, the first two SPO facilities were built simultaneously in Charlotte, North Carolina and Jackson, Mississippi. Both were completed on time and under budget.
Having two facilities in operation gave GM’s industrial engineering group a full size model for evaluation of their logistics plan. The result of which was a minor overall increase of 5% in total building square footage, illustrating how well conceived the initial program had been. This slightly enlarged footprint of 404,960 sf has been utilitized in every GM SPO facility constructed since 1999.
The buildings are constructed with a steel frame and load bearing insulated tilt-up concrete on sites of approximately 50 acres. Buildings are fully air conditioned, rear loading, accommodate 33 dock positions, and have on-site storage space for approximately 50 trailers. Each facility features a two-story office element of 20,960 sf housing all management and union offices as well as conference rooms, guard functions, employee lunch room, lockers, and fitness center. The warehouse includes bin areas, small parts mezzanines, and rack sections. Parts arrive by both truck and rail with a depressed rail spur extending into the building for unloading up to five rail cars. Building fire protection is an ESFR sprinkler system fed by a diesel fire pump. Most facilities have a 250,000 gallon water supply tank to supplement municipal water supplies.
