Project Spotlight: Northport LEED Silver

Northport Logistics Center, an 872,627 SF distribution center, was designed for, and has recently achieved, the designation of LEED Silver Certification by the USGBC. The site is strategically located 2.5 miles from the future Mitsui Container Terminal and 3.5 miles from the Blount Island Marine Terminal. This 75 acre development provides excellent access to I-295, I-95 and Jacksonville International Airport.

During construction, more than 75% of construction waste was diverted away from landfills and into recycling centers. Potable water used for landscaping was reduced by more than 50% by choosing native and adaptable water efficient plantings. The project achieved 43% water use reduction compared to similar facilities – more than twice the minimum required by LEED Water Efficiency standards. The systems design of this project achieved an 18% optimization over a typical building’s energy performance, substantially reducing the environmental and economic impact of the building’s energy usage.

Designed to attract sophisticated logistics-port oriented tenants, Northport provides the following upgraded specifications: 32' clear height, 436’-9” depth cross-dock configuration (providing for an ideal length-to-width ratio), upgraded 7" reinforced floor slab with vapor barrier protection and armor plated joints in the perimeter bays, 48' x 54' column spacing (61' at the loading bays), full concrete truck courts with massive trailer storage capacity (up to 369 spaces), separate truck drive aisles providing full circulation around the entire building and on-site queuing for up to 61 tractor trailers.
