Associated Builders & Contractors acquired an existing two-story office building. As a condition of the acquisition the building had to be renovated and enhanced to qualify for LEED Certification to reflect the association's methodologies. The exterior received a contemporary facelift with a new steel entrance canopy and window replacements. The interior office will be updated to reflect a modern look with new finishes. Due to the age of the building, an asbestos abatement was required.

RPA redefined the interior spaces to accommodate the new tenant while maintaining functional circulation. The plan includes a large assembly space which required drastically modifying the floor structure and constructing the required fire separation from the rest of the office spaces.

The biggest challenge for this project is that many of the materials have been donated and it was a challenge sorting through the available options of tile, carpet, paint and other finishes to find an appropriate palette to reflect the image of the association. As much of the existing building was reused as possible and all of the donated materials had to be low VOC to meet the LEED certification requirements. Another LEED credit was achieved with the addition of a shower for those employees who chose alternative modes of transportation to work.
