A multi-phase project with a mix of retail, office, and residential is planned for downtown Avondale Estates as part of a redevelopment of the area. Randall-Paulson Architects is coordinating with the city, residential and commercial developer, and a design consultant to achieve a highly usable and attractive design for the new large-scale development.
Architectural design elements such as a large plaza with raised brick planters, water features, and decorative period lighting and furnishings were used harmoniously with the existing Avondale Estates character. Additionally, designers had to work around restrictive zoning ordinances regarding design and building placement and submit the project to a lengthy review process by both the Architectural Review Board and the Historical Preservation Committee. One such zoning regulation required street frontages on all sides, creating a scheme of several pedestrian-friendly outbuildings along the main road.
Careful planning was put into creating both pedestrian and automobile access on upper and lower levels to the grocery tenant. A structured parking deck is nestled in the development to provide internal parking for the surrounding area. Accessibility was also addressed by re-aligning a road to provide a continuous grid, allowing for ease of passage and potential for sensible future growth.
